Owing to insurance requirements, and the provisions of our governing documents, the following steps must be taken before any improvements, alterations or changes are made to any Unit.
- The Board of Directors is charged with the responsibility of determining that no proposed alterations to a Unit jeopardize the safety or soundness of the Condominium or impair any easement. Accordingly, the proposed alterations to the interior of the Unit may not take place until prior approval is obtained by the Board of Directors.
- All applicable Town of Ocean Ridge permits must be obtained by the Owner and CONSPICUOUSLY displayed in the window of that unit prior to work beginning and a copy be brought to the office.
- The work must be done by a licensed contractor, who must provide all required insurance coverage.
- A description of the work (blueprints, plans, etc.) must be available for inspection by the Board of Directors at all times.
- THE UNIT OWNER IS HEREBY ADVISED THAT CHANGES TO A UNIT WHICH MODIFY THE UNIT FROM THE WAY IT WAS ORIGINALLY CONSTRUCTED, ARE THE MAINTENANCE AND INSURANCE RESPONSIBILITY OF THE UNIT OWNER. THE ASSOCIATION APPROVAL BY THE ASSOCIATION OF ANY SUCH WORK DOES NOT CHANGE THIS RESPONSIBILITY.
- The Board of Directors has the right to withhold approval until all of the foregoing has been provided.
- The Board has the right to inspect any unit prior to it being put up for sale. Please be advised that any work that has been commenced WITHOUT Board approval could result in violations held against the Owner.
