Q. What are my voting rights in the Condominium Association?
A. Each unit has one vote
Q. What restrictions exist in the Condominium Documents on my right to use my unit?
A. Only owners of record are allowed to live in the unit. Guest staying for more than 30 days must be approved by the board.
Q. What restrictions exist in the Condominium Documents on the leasing of my unit?
A. Our bylaws require a lease period of at least 1 year. In addition, the prospective tenants must be approved by the board and have to accept all existing rules of the association prior to signing the lease agreement. Follow the procedure outlined here.
Q. How much are my assessments to the condominium association for my unit type and when are they due?
A. For 2023, the quarterly assessment fee is $4205 and is due on the first of every January, April, July and October.
Q. Do I have to be a member in any other Association?
A. No
Q. Am I required to pay rent or land use fees for recreational or other community facilities?
A. With the exception of assigned dock spaces, No other fee is required
Q. Am I permitted to operate a business from my unit?
A. Though work-from-home is permitted, no unit may be used for the conduct of any business or profession that require customer visits. See by-laws for full details.
Q. Are the buildings covered by insurance?
A. Yes- But the interior is not covered by the Condominium. You must obtain your own Homeowners Insurance. The association must get proof of insurance for your unit each time it is renewed.
Q. If I want to sell my unit, may I put a sign on the lawn or in the window?
A. No signs or displays are permitted.
Q. If my neighbor is gone and I hear water running, what should I do?
A. Notify a member of the Board of Directors
Q. How should I prepare when I will be absent during hurricane season?
A. If you are away during hurricane season (June –October), you must remove all objects from the outside of your unit. You must designate a responsible person who has access

A. Yes, they are
Q. Where can I park?
A. Owners must park in their garage or assigned parking spot. Parking sports marked 'Guest' are reserved for guests and contractors. Owners cannot park in guest spots and allow others to park in their reserved parking.
Q. I want to alter, repair or renovate my unit
A. You are free to make any changes you'd like to your unit as long as it is done up to current code and does not modify the exterior look of the building or encroach on common areas. You must first obtain board permission and appropriate city permitting. Follow the procedures outlined here.
